Most roof leaks don't start in the middle of the roof. They start where something breaks the surface, such as around the chimney, at vents and skylights, along valleys, or where a wall meets the roof. A stain on the ceiling is often a few feet away from where the water is actually getting in. That's why we start with a roof inspection. We get on the roof, trace the problem to its source, and tell you what we found in plain terms. Chimney flashing is a common culprit. Old step and counter flashing pulls loose, mortar joints wear out, and water runs down along the chimney into the house. We replace the flashing and seal it into the chimney instead of smearing caulk over the gap. ## Common questions

My ceiling has a water stain. Where is the leak coming from?

Often not directly above the stain. Water can travel along rafters and decking before it drips, so we trace it back on the roof. It usually leads to flashing around a chimney, vent or wall.

Do you do roof inspections on their own?

Yes. Roof inspection is its own service. It's useful after a storm, before buying a home, or when you want to know how much life your roof has left.

Can you fix chimney flashing without replacing the roof?

In most cases, yes. We remove the failed flashing, install new step and counter flashing, and seal it into the chimney. If the shingles around it are in rough shape, we'll show you before doing anything more.
